Proposed site and location
Through our planning and preparation of a Development Application (DA) for a supermarket and other complementary uses, we have actively responded to local community input about additional services that would enrich and support the Cooroy and hinterland lifestyle.
Our proposal includes ‘timber and tin’ materials and other heritage-style architectural features to integrate into Cooroy’s hinterland village design, with an emphasis on sustainability.
The community is invited to review our plans and to continue to provide feedback as to whether our proposal meets the needs of local people and their families. The Development Application is available on the Council’s planning website. Details are provided below.
Why a new supermarket for Cooroy
A supermarket designed to meet the requirements of the local community is proposed on-site, complemented by retained vegetation and new community services.
We are seeking approval to deliver a uniquely designed retail offer with architectural and built features that reflect hinterland village heritage.
The supermarket will create new ongoing, local jobs, including opportunities for more young people to work locally.
A full-line supermarket will also reduce the need for residents to travel outside Cooroy to complete a large shop.
Due to State current Government legislation, the supermarket would operate Monday to Saturday.
Customer convenience will be provided through shaded on-site car parking and a dedicated Direct to Boot service for groceries ordered online.
We have been encouraged by locals to propose new buildings that reflect the village heritage architecture and design. This is a feature of our Development Application. Please see a selection of design renders within our Development Application.

The ongoing planning process is outlined above. The project has progressed to Stage 3, following our response to Council’s Request for Further Information. As at early July 2025, we expect the project will shortly progress to the Public Notification phase.
Planning background and status
Development Application lodged in 2024 following community input
Following community engagement across 2023 and 2024, which informed our planning, we submitted a Development Application (DA) with Noosa Council in May 2024. Community feedback was important in helping us shape plans for the site.
The DA consists of a neighbourhood shopping centre and residential aged care (RAC) home. The proposed RAC home is separated from the neighbourhood centre site to maintain resident privacy and safety.
The DA has been updated through our response to Council’s Request for Further Information. The main changes were removing the built form from the riparian buffer zone and rearranging the location of the proposed neighbourhood shopping centre and RAC home.

The DA has two parts. One part is to seek new uses on the site, called a Material Change of Use (MCU) application: MCU application.
The second part is to seek sub-division approval to create new lots, called a Reconfiguration of a Lot (RAL) application: RAL application.
Reflecting on community feedback, we have designed plans that include:
A new full-line Woolworths supermarket
8 direct-to-boot (DTB) pick up bays
Alfresco dining area
Speciality retail and services tenancies
Home delivery facility
Over 250 car spaces, with the majority shaded
2 access points – Myall Street and Ferrells Road
Sustainability features, including roof top solar and rainwater harvesting
A third of the site is dedicated to environmental rehabilitation and protection
A 120-place residential aged care home (potential expansion for additional 40 rooms/beds)
We heard from the community that village-style architecture would fit well with Cooroy's character, so we’re proposing design elements that reflect this including weatherboard, tin roof and brick floor inlays.

Last year we undertook engagement with the local community in and around Cooroy about our proposed new supermarket and other uses at 125 Myall Street, Cooroy.
